Maine Shoreland Zoning Waterfront Properties FAQ

Maine shoreland zoning on waterfront property.

Protecting water quality, the Maine wetlands wildlife regulating the use and construction in the shoreland area. Maine shoreland zoning regulations are the do’s and don’ts for the permitted use and new construction along the waterfront today. And Maine’s Shoreland Zoning Ordinance is a working document steadily being amended and improved to preserve and protect this precious natural resource.

Prior to 1971 when the Maine legislature passed the mandatory shoreland zoning act, there were no statewide standard rules for waterfront use and development.

This blog post about Maine shoreland zoning regulation of waterfront property.

Shoreland zoning in Maine established land use regulations for real estate properties within 250 feet of ponds, freshwater wetlands that are 10 acres or larger. Maine shoreland zoning rules cover development and use of rivers with watersheds 25 miles or more and land within 75 feet of specific streams.

Maine’s many small towns needed help in coming up with a set of rules to follow for new waterfront construction or use and expansion of existing structures.

Soil erosion control, heck a cutting operation many miles away can affect a Maine lake’s quality because of run off and contaminants dumped into from the watershed drainage.

Watch a Maine shoreland zoning regulations video for the do’s and don’ts around waterfront properties.

Maine shoreland zoning regulations are all about controlling erosion in drainage areas, coastal wetlands and tidal water to protect the natural resource.

Prior to 1971’s enactment of shoreland zoning regulations, a Maine lake property owner might not have thought much about a woodlot cutting operation many miles away. But environmental education, best practice workshops, media coverage and shoreland zoning regulation enforcement changed all that. It spelled out clearing your lot, what you had to keep, what could be pruned and opened up or not.

Shoreland zoning defined conforming or non conforming uses and limitations or presented an outright ban on what a property owner thought they could do on their property.

The shoreland zoning in Maine statutes increased awareness of what helps or hurts the waterfront environment. It provides constantly update rules each Maine community has to adopt.

The 450 townships, plantations and unorganized areas of Maine not just the handful of Maine cities all have waterfront development and use rules. Some stricter than the Maine shoreland zoning ordinance allows. So check with your local Maine code enforcement official empowered for the area of the big state of Maine you want to develop or are thinking of buying before you do.

So current land owners and future generations can appreciate the waterfront that makes Maine such an attractivr state and vacation destination for many.

Before the standardization for the state to follow or elect to beef up with something stricter for shoreland zoning waterfront land use, it was anything goes.

Maine lake loons, fish swimming in the water out front, wildlife around the waterfront has little protection. Development done the wrong way around the Maine waterfront shoreland zones threatened their natural habitat.

Prior to 1971, creating a land bridge to an island, putting out a gravel pier or altering the shoreland by removing rocks or adding a load or two of sand or gravel.

Anything goes with no boundaries set backs to follow for where you could build. No concern on how many trees you can clear and in what period. Missing enforceable regulations lon size and density limits. Or number of structures you can build what size and where had no regulation.

It was take a bulldozer out into the water to move rocks more to your liking. Bring in a dump truck load of sand or gravel to have it your way along the Maine shoreline. Throw in a 55 gallon drum for a septic system. That no one needed to use disclosing tablets down the toilet or camp kitchen sink. To see what is leaching into the water out front of your crudely built cabin or camp with no water resource protection supervision

Forget what Mother Nature provided and rework the shoreland landscape as you see fit for your own personal enjoyment consideration only.

Maine shoreland zoning standardized regulations were much needed in Maine. To set up procedures, what to do in this case, that one. Plus the penalties for enforcement teeth if you were a renegade. Causing havoc and harm for neighbors, wildlife, fish, loons and anything around or in the Maine waterfront.

Human nature kicks in and removing lots or all of trees to improve the view or ripping out protective shoreline vegetation. That’s not what protects the waterfront natural resources Maine is fortunate to possess.

The septic system to handle sewerage loads of laundry or a swinging door of too many guests next to the delicate Maine shoreland waterfront was up to the property owner. Along with Maine shoreland zoning regulation, much was done to tighten up the state’s plumbing code to protect and preserve the waterfront.

Leachfield designs to handle seasonal or more demanding year round Maine shoreland loads kept the wastewater on shore instead of dumping it into the fragile waterfront.

Protecting resale value of the Maine waterfront real estate should not be the driving force to do your part to protect the natural resource you are lucky to border. Although the Maine REALTOR’s Shoreland Handbook is a valuble resource.

Being a good steward, passing on the waterfront property to the next person in as good or hopefully better shape than you received it. That is what Maine shoreland zoning is all about… resource protection. Before expanding an existing waterfront property structure, check with the local shoreland zoning officer in your area of Maine.

Don’t just start building. And a seasonal camp needs to go through some inspections and certification to show you are allowed the conversion to a year round residence.

Ever heard of milroil in a Maine lake, pond, watershed?

This is what it looks like and you don’t want it in your waterfront resource. It messes with oxygen levels for the fish, affects the water temperature and enjoyment with the invasive vegetation of a milfoil family plant.

For many years I was president of a Northern Maine lake association in Aroostook County. All the camp waterfront owners learned much from the workshops on what causes the harm. We were lucky to get funds to study the entire shoreland of Drews Lake and where to identify problems needing solutions.

St Andrews By The Sea, New Brunswick Canada.

When you live in Maine, quick frequent trips into Canada happen. Why do Mainers cross the border into Canada? Lots of reasons. The dollar is worth more than the loonie. The Canadian provinces are beautiful and people who populate them friendly, warm, genuine.

And if you check your family lineage, I bet you will find a DNA connection. My Dad’s mom for instance was 100% Canadian. That means your Me In Maine blog post writer has Canadian blood in the hemoglobin mixture of the red stuff.

This blog post is about a quick but fun trip to St Andrews By The Sea, New Brunswick Canada.

Honeybeans One Neat Breakfast Stop While Vacationing In St Andrews By The Sea. Maine Border Towns Can Mini Vacation Easily Due To Their Unique Time Saving Locations.

Being close to the Canadian border living in on the International boundary line is a real perk.

Houlton ME is a border town with the province of New Brunswick Canada. Just like if you live up in the St John River Valley in the “Crown of Maine”, frequent trips from both sides of the border in Maine and Quebec occur.

I tell people new to the area that living in a Maine border town is like a two nation vacation.

    ford edsel wagon
They Did Not Make Ford Edsels Very Long. Don’t See Many Station Wagons.

COVID did put a slight damper on the trotting back and forth border crossings trips between Maine and our Canadian cousins.

Had two boys that chased the black circle, played hockey with half their games over on a solid polished sheet of Canadian ice. It was not uncommon for four times a week or more to be crossing over from Maine into Canada with a Jeep full of young hockey players. But this past weekend’s mini vacation from Houlton ME to St Andrews By The Sea was an old travel habit resumed.

Like  before COVID and from back in the hockey game at a different Canadian hockey arena days, it was a nice return.

Where parents have as much fun as the skaters. My two boys played winter hockey tournaments in St Andrews and it looked different with less businesses open and some white stuff on the ground.

The border crossing was a super pleasant experience.

The ArriveCAN app to make your appointment to cross the Canadian border syncs up quick and easy with your shot records and passport. If you’ve had your COVID shots, the crossing a border between Canada and Maine is nothing to fear or avoid. Red maple leaf rover, red maple leaf rover, come on over.

When leaving Maine, you pass right by the Houlton or whatever border town port of entry.

They will be seeing you on the return back into the states for the questions. The “where have you been, anything for firearms, alcohol, plants? Bringing anything back to declare or picked up on your trip over into Canada?”

Just like TSA, don’t be a comedian, easy on the irritation tone from lack sleep or over spending on your vacation.

For national security, the border crossing customs and immigration people are just going their job. Help them do their routine and everyone behind you can be on their return from Canada way with a little empathy!

When you get on the Trans Canada, switch your cell phone to airplay mode to avoid Canadian cell phone tower roaming charges. Learned that one on ski trips to Crabbe Mountain in Canada. There is lots of commerce happening back and forth across our common Maine Canadian border.

Easy trip with lots of scenery and everything on road signs in metric numbers and not forgetting those speaking French as a major language. You have left Maine and suddenly everything changes a tad in a good way. So so lucky to live this close to Canada and hope folks on the other side of the border feel the same way about Maine in the International connection.

Portland ME Sea Dogs Baseball Game Trip

Portland ME Sea Dogs baseball game trip, just a quick instate couple of days on the Maine coast.

When you live in Maine, you have “Vacationland” in your backyard. The long drive up to and leaving Maine is removed when you are a local native living in Maine. This past weekend, zipped down to one of the favorite places on the Maine coast, Wells Beach to park it and take in some coastline salt air and sand.

Hungry For Stadium Food At Hadlock Field? Pick It Up Yourself Or Sit Still, Delivered To Your Seat. Door Dash It.

Lots to cram in on the mini vacation instate trip agenda including a visit to A Portland Sea Dogs baseball game at Hadlock Field.

Hadlock Field is a minor league baseball stadium in Portland, Maine.

New experience for me and here’s what I learned and can share about Hadlock Field. Hadlock Field, named at Portland High School baseball coach Edson Hadlock  Jr.

The Hadlock Field baseball stadium seats about 7,368 sport fans, compared to Boston’s Fenway Park which can handled roughly 37,500 bat, ball and glove baseball enthusiasts.

Many of the fans wear gloves. Not for warmth or to avoid frost bite. No no, to be ready to hoist that glove into the air and gain a baseball for the collection.

portland sea dogs game hadlock field
Hadlock Field Happy, Ready For A Foul Ball Into The Stand Baseball Fans.

Hadlock Field is used primarily as the home park for the Portland Sea Dogs of the Minor Level Eastern League.

But the Portland High School Bulldogs, the Deering High School Rams baseball teams both utilize Hadlock Field. Hadlock Field is located at 271 Park Ave Portland ME, reach out with questions to 207-874-9300. The Portland Sea Dogs baseball field opened April 18th, 1994 and cost about three million to create. The Portland Sea Dogs are a Double A affiliate of the Boston Red Sox.

    hadlock field seating
Great Seats For The Portland Sea Dogs Game. Perfect Weather Too!

How big is Hadlock Field? Here are the stats, the park by the numbers for the Sea Dogs home stadium.

Left field, 315′, Center field, 400′, Right field 330′ is how the Portland Sea Dogs home baseball park shapes up for dimensions.

Named after long time Portland High baseball coach Edson Hadlock Jr, Hadlock field is a 7,368 seat classic minor league baseball stadium.

Had a face lift overhaul in a major renovation in 1993 and boasts great site lines and an intimate atmosphere that brings the fans right into the action. In comparison, The Boston Red Sox’s Fenway Park seats roughly 37,500 baseball fans.

    games contests hadlock field
More Than Baseball Going On At Hadlock Field, Home Of The Portland Sea Dogs Team.

Easy park to get in and out of plus the game day atmosphere at Hadlock Field is probably similar to many other same level ballparks.

You don’t get bored, there is plenty going on to distract from the baseball action on the carefully manicured playing field. Contests, give aways, school and civic group recognition is pretty much going on using the LED big scoreboard screen and PA system. Lots of families, plenty of kids wearing Sea Dog and Boston Red Sox hats and baseball jerseys surround you. Most with gloves hoping to snag a pop fly foul ball into the stands.

Trip Downeast Maine to list saltwater property on the coast.

Maine is one big state and a very popular destination in Vacationland is any coastal region. But when you say you are going up to the Maine coast, where exactly you are referring is not so obvious. Oh sure, this Maine blog post website has one by one exposed different nooks and crannies of the popular coastal tourist haunts. But the further up into Maine you go, the more personal and special the take away experience becomes.

We all seek out our own comfortable corner of Maine.

    maine island jewels
Maine Island Jewels, Add That Ocean Frontage To The Coastline And Maine Has More Than California!

This blog post highlights a trip down to Washington County, the Bold Coast section of Downeast Maine.

If you follow our blog about Maine, you may remember one post about where exactly is Downeast Maine?

Maine has 228 miles of coastline at first glance.

But wait a minute, when you include all the islands dotting that coast and wind in and out of all those inlets and outlets, get out the pencil eraser. Check your math!

Do some more ciphering. Put some white out on that last figure and insert a much higher number.

Vacationland boasts 3,478 miles of Maine coastline. Topping California’s 3,427.

Let all those islands into the add it up tally time and whoa. More than 5,000 miles of rock bound Maine coastline. You would think that means lots of saltwater coastal properties for sale in Maine. Nope.

This week, loaded up the Jeep with 24 gauge metal real estate signs, had a property listing assignment to GPS along the Maine coast.

The Bold Coast… a little further up in the tippy top of all that water then gets much of the press ink.

The real estate mission this week was listing a saltwater property listing in Maine.

The address 109 Little Machias RD, Cutler ME. The original owner bought the 2.6 acres of land with 235′ on Little Machias Bay in Washington County. Hired Katahdin Forest Products (Now renamed Katahdin Cedar Log Homes) to build a cedar log vacation home on the Maine coast. We are selling this Maine coastal property for the nephew who is moving in a new location further from great state of Maine.

Maine Oceanfront Log Home For Sale That’s Affordable!

Just a simple cathedral ceiling getaway hidden from view, with a long driveway and an open porch to use sitting and thinking. The owner a Vietnam vet that needed space, salt air and the sounds of the Maine seacoast. He built a Katahdin log home to enjoy the Maine coastal setting.

With a lot of properties, if you are lucky you can say you see the Maine ocean in a limited location on it.

Or brag to your friends that you are close to the Maine coast. But not so many Maine coastal property listings actually border the coastline. When you head to the Maine coast, it is not a simple set the cruise control and count the Interstate 95 mile markers. Then take your exit, honey your home. No no, with Maine coastal travel, there are windy roads. Twisting up and down and side to side like a snake. You pay attention. Easy to take a wrong turn. Get turned around and lose your bearings.

You see piles of lobster traps racked and stacked. Blueberry barrens, more rock outcroppings, different terrains and ocean views. Lobster boats parked on stands in yard or moored in Maine coastal harbor settings. Everything revolves around coastal life on the Maine coast.

Vacation On A Maine Beach | Moody, Wells Beach Maine

    Vacation on a Maine beach.

Moody, Wells Beach Maine is one popular spot I have discovered. You’ve been laboring  pretty hard and  all work, no play makes for a dull boy or girl right? How about a little Maine beach sand? Some fun in the sun with sea salt air? The sound of a crashing waves? And lots of locally sourced surf and turf Maine food prepared just the way you like it, remember it from the last Maine vacation.

COVID and the pandemic kind of tabled the vacation in Maine idea for many for awhile. But not anymore and here comes the fun in the sun at the sand with the surf on a Maine beach. You on this vacation train?

Making it heavy on the photo essay end of things so eye candy dominates the blog. And nothing gets lost in a seawall of words. Here are some images from Moody, Wells Beach Maine!

Depending on what you do for a career, I think most of us never really stop thinking about our jobs. The vacation on Maine beach is to run away and then look back at where we live, what we do for work, our family, how life is going so far. We’ve blogged about Wells, Moody Beach area of Maine’s coast before.

But this summer’s vacation visit makes me realize forget buying at the top of the Maine real estate market.

Too little to pick from and high priced means time for real estate market study of neighborhoods and housing stock. But apply lots of  impulse control in the real estate spending department.

To spend some time vacationing in a new region of Maine but making it a property investment at the same time. Knowing others would rent out what you purchase as long as their health allows. The same people taking the exact amount of days to vacation in the same section of the calendar annually is pretty common.

The habit of a summer Maine vacation stay on the coast did not happen for many during the COVID pandemic. Just changing up where you live with something outside of that day to day routine. For many in the tourism industry, the 2021 summer season is catch up but highly profitable at the same time. Meg and I stayed at the Misty Harbor hotel resort.

What’s neat about the Misty Harbor hotel resort location in Wells Maine is how easy the dining is. Fewer tables, extremely well spaced dining in practice. We ate Verano’s Italian Restaurant Friday night.

At Billy’s Chowder House we met the brother of the current Wells Maine restaurant owner.

He told us 33 years ago his brother purchased Verano’s where we had dined Friday night. A full day of walking and gawking along the beach and coastline worked up a sufficient appetite for round two Saturday night. Billy’s Chowder House has the same owner as Veranos. From Misty Harbor, we’re talking a very short walk to and from Billy’s Chowder House. Verano’s is parked at the entrance to where we booked a neat two room apartment like suite. It’s a lot like being at Disney Land or World without the people. No lines, no delays, no sweating temperature degree heat.

After spending the morning walking for hours, we had to visit Reny’s. Don’t know how they do it but bargain prices on a neat location for a wide variety of just about anything.
